About GaffGuide

GaffGuide is a free UK home value estimator. Enter any UK postcode, pick the exact home, and you get an estimated value with a range, plus the property's energy rating and certified floor area, nearby sold prices, schools, transport, crime and flood risk. There is no sign-up, no account and no payment at any point.

It covers England, Wales, Scotland and Northern Ireland, and every figure comes from official UK open data. Where the data doesn't exist, GaffGuide says so rather than guessing.

How the estimate is built

• Certified size: the total floor area measured on site for the home's official energy certificate.
• Actual sold history: real completed sales nearby from HM Land Registry, matched on property type and size where possible, with outliers removed.
• Market indexing: those past prices are brought up to date using the UK House Price Index for the local area.

Estimates are algorithmic and indicative. They are not a formal valuation, a mortgage valuation or a survey. If there isn't enough real local data for a reliable estimate, GaffGuide tells you upfront rather than guessing.

HM Land Registry Price Paid Data

Real completed sale prices for individual homes in England and Wales.

UK House Price Index

Monthly average prices for England, Wales, Scotland and Northern Ireland, used to update past sales to today's prices and to build our city pages.

Energy Performance of Buildings register (MHCLG)

Addresses, EPC bands and floor areas measured on site by accredited assessors.

Ofsted

Ratings for the nearest schools.

OpenStreetMap

Nearest stations and walking distances.

police.uk

Recorded street-level crime.

Environment Agency

Flood risk for the area.

Scotland

Scotland does not publish individual sale prices for free. For Scottish homes, GaffGuide uses official council-area averages from the UK House Price Index and says so clearly on the page.
