Check any UK home's energy performance certificate for free. Search a postcode, pick the exact address, and GaffGuide shows the EPC band, the certified floor area measured on site by an accredited assessor, and an estimated value for the home — all from the official Energy Performance of Buildings register.

What the EPC bands mean

• A92–100 — most efficient
• B81–91
• C69–80
• D55–68
• E39–54
• F21–38
• G1–20 — least efficient

The band comes from the certificate's energy efficiency score out of 100. A higher band usually means lower running costs.

What's on an EPC

• The current energy band and score, and the potential band after improvements.
• The total floor area in square metres, measured on site — the same figure GaffGuide uses to work out price per square metre.
• The property type, and the date the certificate was lodged.

Why a home might not appear

A certificate is only required when a home is built, sold or rented, and each one lasts ten years. Homes without a recent transaction may have no certificate on record, so they won't show in the list. Scotland keeps its own separate register.
