- How much stamp duty is due on a £300,000 home?
- In England & Northern Ireland, a moving home buying at £300,000 pays £5,000 in Stamp Duty Land Tax, an effective rate of 1.67%.
- Do first-time buyers pay stamp duty?
- In England and Northern Ireland, first-time buyers pay nothing up to £300,000 and 5% on the portion up to £500,000. Above that, standard rates apply. Scotland raises the nil-rate band to £175,000. Wales has no first-time buyer relief.
- What about second homes and buy-to-let?
- Additional homes pay a surcharge: +5% per band in England and NI, an 8% Additional Dwelling Supplement in Scotland, and higher LTT rates in Wales.
- When do I pay it?
- Within 14 days of completion in England and NI, and within 30 days in Scotland and Wales. Your solicitor usually files and pays it for you.
