- What is a good rental yield in the UK?
- Many landlords aim for a gross yield of 5–8%. Yields are usually higher in the North East, Scotland and parts of the Midlands, and lower in London and the South East, where prices are higher.
- How is rental yield calculated?
- Gross yield is annual rent divided by the property price. Here that's £14,400 ÷ £250,000 = 5.76%. Net yield takes off annual costs first.
- What costs should I include for net yield?
- Letting agent fees, insurance, maintenance, ground rent and service charges, safety certificates, and allowance for empty months. Mortgage interest is usually left out.
